📋Housing Elements Review📋

Though more and more cities in San Mateo County have achieved housing element compliance, many continue to work on their updates. Most significantly, Daly City, the last city in San Mateo County to submit a draft housing element to HCD, is now on its third round of revisions after receiving a review letter from HCD on February 13. 

At the crux of Daly City’s housing element delays lie doubts as to whether the Jefferson Union High School District’s proposal to build 990 homes near its Serramonte Del Ray campus remains viable under current market conditions. Staff are facilitating the project and the Carpenters Union, which previously opposed, now strongly supports its development. However, some council members have suggested they want more concessions, which in practice amounts to blocking homes for teachers and lower-income residents. 

 

Unless the Daly City city council proactively facilitates development at JUHSD, the city will struggle to achieve compliance without pursuing substantially more rezoning than is already proposed.

Half Moon Bay Passes Rental Registry- Begins June 1, 2024

 

Adopted by the City Council on February 6, 2024, the Residential Rental Registration Ordinance requires Landlords to register their residential rental units and provide related information to the City on an annual basis. The registration process will allow the City to collect, monitor, and analyze the characteristics of the residential rental units and actual rents in Half Moon Bay to inform future policy decisions. All residential rental units are required to register, including single-family homes, condos, ADUs, duplexes, multifamily, etc., at a cost of $75 per unit.

 

Endorsement Committee Update: 477 9th Ave, San Mateo - San Mateo City Council

 

Recognizing that a stable home anchors our health and provides the ladder for future success, your leaders on the San Mateo Council voted to support the 477 9th Ave proposal by the Martin Group on Tuesday (02/20) night. Located within a ½ mile of the downtown Caltrain station, 120 (12 affordable) homes will now be available for your community members!
