Redwood City Leading the Way to New Homes!

Almost every city on the Peninsula has adopted impact fees on commercial development to fund affordable homes. Redwood City is taking it a step further and it is working. 

While many cities collect fees that pile up, Redwood City inspired the development community to propose housing solutions upfront, as part of their proposals from the beginning. We believe this will open up sites for housing potential that we otherwise would not be able to pursue.  

We fully support opening Redwood City’s Commercial Office Zoning District to 100% affordable housing. This is something that we have needed for a long time, and we are so glad to see Redwood City stepping up to address the housing need. 

Bravo to our elected officials in Redwood City, who have tirelessly pushed for these changes. We are with you!

Schools and Communities First (Prop 15): Volunteer with us!

We at the Housing Leadership Council of San Mateo County support Prop 15, otherwise known as the "Schools and Communities First" initiative, on the November 2020 ballot! It will provide crucially needed funding for communities and will help incentivize the creation of affordable homes. We’ll soon need volunteers. Eviction Moratorium Protection Extended by the State and Federal (CDC)

San Mateo County’s Eviction Moratorium ended August 31, 2020, while state legislators worked until midnight to pass both state houses, and send AB 3088 to receive Gov. Newsom's signature. The Center for Disease Control and Prevention (CDC), used their power under Section 361 of the Public Health Service Act to temporarily halt residential evictions based on the tenant’s inability to pay rent due to COVID related loss of income, in order to prevent the further spread of COVID-19. This expires December 31, 2020.

AB 3088, offers the following basic protections:

  • March 4, 2020 to August 31, 2020: No one can be evicted for unpaid rent debt accrued because of COVID-19 related financial hardship
  • Sept. 1, 2020- Jan. 1, 2021: tenants must pay 25% of total monthly rent for this period by January 31, 2020.
  • All other rent from 3/1/2020 through 1/31/2021 is converted into consumer debt.

***At this time is not clear how this section of AB 3088 may or may not preempt the current San Mateo County Eviction Moratorium Repayment Plan,  please consult an attorney if you have further questions***

Tenants: Please contact the core service agency near you, they have received instructions from the Legal Aid Society of San Mateo County and should be able to help you take advantage of AB 3088 eviction protection. They will also help you apply for financial assistance to pay rent.

Diane Yentel, President of the National Low Income Housing Coalition explains why the CDC’s action is essential, but more must be done. “This action delays but does not prevent evictions.” 

Our friends at NPH concur the only way to protect the 30 to 40 million renters at risk of losing their homes by the end of the year is for Congress and the White House to return to the negotiating table and work out a deal for the next coronavirus relief package that includes the essential resources and protections provided in the HEROES Act, including sweeping rental assistance.
